❌ Monthly cashflow: -R2,573
❌ Cash-on-cash return: -16%
Our advice to Sipho was clear:
This deal should NOT be acquired unless the purchase price is renegotiated or the rental strategy is restructured to restore positive cash flow.
Sipho walked away.
And that decision protected his capital.
