1. Zoning, Land Use, and Regulatory Restrictions
• Make sure the zoning of the parcel allows the use(s) you plan — residential, agricultural, recreational, commercial, etc. 
• Understand county & municipal land‐use codes (setbacks, height limits, density). Some mountain/rural counties have strict environmental overlays (wildfire zones, wildlife habitat protection, watershed protection). 
• Covenants, Homeowners’ Association (HOA) rules, deed restrictions — even rural lots sometimes have them. They may limit what you can build or how you can use the land (e.g. mobile homes, RVs, etc.).
