In 21 years of doing inspections, there are the things I see and hear about the bad inspectors out there.
1. They don't have enough knowledge and experience to really know what they are doing and so they make things out way worse than they truly are, like typical stucco cracking being called structural damage.
2. They don't have the ability to figure out what is wrong, why its wrong, how it happened and how to fix it, so they just cover themselves by saying to go consult someone else that is a professional, like an electrical contractor, a plumbing contractor a licensed roofer ect. They do this because for the most part, they don't have the experience and certifications to know what they are doing. Most have a generalized certification which is a course over a 2 week period.
3. Many have one area of experience, maybe they were an electrician, but lack the experience in all the other areas and systems of the home.
4. Many buy a franchise and report on many things that are cosmetic because they do not understand the scope of what a home inspection is supposed to cover so they nit pick a home to death over things that don't matter and cause people to become negative about what appears to be wrong with a property but are majority cosmetic.
5. Have no idea how to talk to clients and express their own opinions like "I wouldn't buy this house". 6. Inspection companies that have multiple inspectors create different issues. They send multiple inspectors out to a house which drives the cost of the inspection through the roof instead of just sending a proficient inspector that has all the knowledge. They also advertise on their website a certified master inspector and then send you an employee that is not a certified Master inspector so the client get duped into an inspector that isn't what they thought they were going to be.

When you want the best inspection

Condo has poor construction which leads to water intrusion. Window sills were improperly sloped towards the house so the sills wouldn't drain. The second floor windows were not properly caulked which caused water damage to the inside of the home. Lastly, the stucco transition was cracked and separating causing water intrusion into the walls. I have seen all these issues on multiple properties. Make sure your inspector knows what to look for !!!
I've had the pleasure of inspecting thousands of properties over the last 20 years and wether it was residential, commercial or industrial properties, I can honestly say that I have never once not liked helping people.
