This is data I compiled from the federal reserve and the blue line represents Kansas home values going all the way back to 1975. A typical $50,000 home is now worth $325K! In fact, Kansas home values have gone up an average of 4% per year over the last half century. On a $200,000 home that is $8,000 of equity gained PER YEAR! But notice the STABILITY of Kansas home values during the 6 US recessions (grey bars). Recession or not, those who wait and try to time the market usually end up paying more later on.

My advice:
1. Do not try to time the market, THINK LONG TERM.
2. Set a budget that does not overextend your situation.
