The Kensington, Maryland, house, for sale for $1.3 million, is meant to show builders how to retrofit one of the county’s most common home types.

The upper level, which real estate agent Karen Ringo described as “like a tree house,” is taken up entirely by the primary suite, which includes an attached office and walk-in closet. The bedroom, with a balcony, skylight and pitched ceiling, and the bathroom, with teak accents, were designed to create a nature-inspired, spa-like atmosphere.

“A lot of buyers are really concerned with the nice kitchens and surfaces,” Ringo said. “Any investor can come in and renovate, but are they going deep? It’s really important to think about the health of the home.””
