📊 July 2025 Market Recap – Wake County

The July numbers are in, and the trends are clear:
Buyers have more options than ever, and motivated sellers are still winning with the right strategy.
Here’s what stood out:

New Listings: ⬆️ 19.74% (2,153 new homes hit the market)
Homes for Sale: ⬆️ 46.47% YoY – one of the largest inventory jumps we've seen in years
Closed Sales: ⬆️ 16.77% – more homes are still selling
Median Sales Price: ➡️ $490,000 (flat YoY)
Average Days on Market: ⬆️ to 22 days (up 29.41%)
Showings per Listing: ⬇️ 23.33% – less buyer competition, more room to negotiate
Months Supply of Inventory: ⬆️ to 3.3 months (approaching a balanced market)
