Here is a simple breakdown of whether or not you should sell your home by yourself. I ask ONE simple question:
Do you already have a ready, willing, and, this is important, ABLE buyer?🤔
If Yes: Proceed to sell your home by yourself.
If No: Find and hire a real estate agent.
Real estate agents SPECIALIZE in finding buyers for your home and usually will, market, advertise, and network with other agents to do so. Professionals work with professionals. Agents normally will not bring their client to FSBOs (For Sale By Owner) because of how many of us have been BURNED🔥 by owners who refuse to pay the agent for bringing them a buyer.
Also, the amount of work that has to be done. Since FSBOs normally don't specialize in real estate transactions, the buyer's agent will now have to deal with paperwork from BOTH seller and buyer to ensure the transaction goes smoothly. Imagine doing all that work and not getting paid for it.
So when in doubt, remember the question and move forward from there. It will save you a ton of time and money.
