Some agents make all of us get bad reputation when they do underhanded
A new law just passed in Washington state that could change real estate forever.
Starting June 2026, agents are legally required to market every home to the full public market from day one.
No private phases.
No exclusive networks.
No hiding listings inside one brokerage while the clock runs.
This law exists because the biggest fight in real estate right now is over private listings.
Some brokerages have been running a three phase system.
First the home goes to their own agents only.
Then it goes on their own website.
Then finally it hits the open market.
The problem is 95% of these homes never sell in the private phase.
So they land on the open market with hidden history.
Buyers have no idea the home already failed to sell twice.
Sellers never saw the full pool of buyers competing for their property.
Washington said enough.
They passed a law that requires full public marketing from the start.
Other states are already watching.
Legislators across the country are paying attention.
And the brokerages running these private networks are in federal court right now fighting to keep them alive.
