The Zillow lawsuits shouldn’t surprise anyone paying attention.

The allegation, Zillow pushed agents to steer buyers into Zillow Home Loans to keep their best lead flow.

If true, that’s not innovation, that’s steering.

Here’s the real problem in 5 quick points:

* Steering over serving. Buyers weren’t getting advice, they were getting funneled.

* Leads as leverage. Agents allegedly had to hit referral quotas just to keep access to premium leads.

* Fiduciary duty out the window. Anytime a platform dictates where your client must go, their best interest isn’t the priority.

* RESPA lines get crossed. Lead access in exchange for referrals isn’t a gray area. It’s a red flag.

* The consumer loses. Fewer options, biased guidance, and a process that’s no longer “by the book.”

If your lead source controls your referrals, it’s not a partnership. it’s a MAJOR problem.
