Water under your tile roof isn't always a leak. Sometimes it's an installation problem that's been there since day one.
On this inspection we found water running underneath the tile and behind the flashing. That tells us one of two things: either there's no underlayment in that area at all, or the flashing was installed over the underlayment instead of under it.
Either way, water is going where it shouldn't. And the longer it stays there, the more damage it does to your fascia, your decking, and eventually your interior.
This is why inspections matter. What looks fine from the ground can be failing underneath.
