Effective 2/14/25 I will now be collecting a minimum $750 retainer for all new clients. This will be paid for at the signing of any new contract, paid directly to my brokerage EXP, and will be credited upon closing towards your agency fees we’ve agreed to. This retainer will be used to cover any expertise, time, home showings, marketing, advertising, and professional photos completed during our business transactions. This retainer will be non-refundable, and will be agreed upon between myself and my clients based on the degree of time and expertise needed for each transaction, as each transaction is different.

Just like any professional you hire, (attorneys, trades, etc) there is always a retainer or fee paid when you enter into an agreement, and Realtors are no different. I believe it is a common misconception we work for free, and we do not. Are the fees we charge negotiable? Absolutely!

We spend more time educating ourselves, perfecting our craft, negotiating the best deals for our clients, work endless hours, and pay for everything out of our own pockets to help our clients through the most stressful and largest financial decisions they’ll ever make.

HOLP CORE Home

Right now in Barry County alone there is 125 fabulous homes on the market waiting for their new owners! I haven’t seen this much inventory for buyers to choose from in YEARS.

Home values are still holding strong, which is great for sellers reaping the benefits of their equity, but it does give buyers some leverage with negotiating in most cases.
