Vacant land for sale located in Riverview, Florida in Hillsborough County. Two folio numbers are being sold together. Folio 076907-0000 & 076890-0000. Folio # 076907-0000 is approximately .46 acres and Folio #076890-0000 is approximately 2.97 acres mostly wetlands. Both folio numbers have a combined total acreage of 3.43 acres.The vacant land is located just east of HWY 301 in Riverview and off of Boyette Road and Balm Riverview Road near Riverview High School. The total acreage for both parcels is approximately 3.27 acres per Hillsborough county records. The property owner has had a Wetland Delineation report performed on the property by Verde Environmental. Report is available to potential buyers. The wetland delineation report identifies the wetland habitats that exist on the property. Buyer will need to order a boundary survey at their own expense as none is available. Valuable information is contained in the report for the future development of the lot. There is a sizable amount of upland, approximately .14 in the SE corner of the smaller parcel (Folio # 076907-0000). Per Verde Envorimental Co. wetland impacts are likely necessary. This portion of upland is a great area for a buyer looking to develop the land. There is also the possibility to expand on that upland. Per communications with Verde Environmental, "the resulting required wetland mitigation could potentially be achieved by placing the remaining wetlands under a conservation easement (CE) in return for wetland mitigation credit if the County/State were open to it. Therefore, if you put 3 acres of wetland into a CE, you could get a 1/10th of credit in return. We did not check on credit prices in the area, but they typically sell for around $150K per credit. So for the expense of the titlework associated with a CE and some future land-use restrictions over the rest of the wetlands, someone could potentially get a decent sized lot. In conclusion, I would expect it to cost someone between $10,000-$20,000 in additional expense to develop a single residence, plus around 6 months of additional permitting time. Broadly applied, a conservation easement is a legal agreement a property owner makes with a non-profit or government organization to protect a cultural or natural resource on his property.
