2. Must have clean criminal background
3. Must have excellent, verifiable rental history
4. If applicant is a first-time renter, the applicant must have:
a. Credit score over 620; OR
b. Cosigner with credit score over 700; OR
c. If applicant has been employed for the last 12 months with no
gaps in employment, they will be accepted with one extra
month's rent deposit
