Owning a home isn't just about making the monthly payment. It's also about being prepared for the expenses that don't show up until after you get the keys.

Some of the biggest ones I see homeowners overlook are:

• HVAC maintenance and repairs
• Property tax increases
• Homeowners insurance increases
• Appliance replacements
• Landscaping and irrigation
• Pest control (especially here in Arizona 🌵)
• HOA dues
• Paint and routine maintenance
• Emergency home repairs
• And my personal favorite... the **"Home Depot Tax."** Somehow every trip starts with one item and ends up costing $200.

Buying a home is one of the best financial decisions you can make but it's even better when you plan for more than just the mortgage.

Making more money won’t fix bad habits.
Looking rich and getting rich are two very different things.
Debt steals more than your monthly payment.
And wealth usually gets built a lot slower—and quieter—than most people think.

One of the biggest lessons I’ve learned is this:

Wealth is usually built slowly, quietly, and long before anyone notices.
