7 years ago, we got laughed out of the room.

Now, leaders from all over the country are visiting Culdesac Tempe asking, "How can I bring this to my city?"

Walkable neighborhoods with local businesses and public space aren't a new idea in the U.S. They're just nearly impossible to build anymore in most of the country.

Zoning, parking minimums, and financing structures all default toward the same car-dependent model.

Culdesac Tempe is proof that there's another way, and it's shifting what developers can deliver when cities make room for it. The demand for walkable housing is there. We just need more cities to update the rules so we can build it.
