CLOSED AND FUNDED

This is a special closing for me as I met this seller while I was with my former team in Katy. I assisted them with the purchase of their new home but my team leader held this listing. The home sat for 3 months with very little activity and the agent wouldn’t take advice on different marketing approaches to try. She ended up leasing it out as she was unable to sell it.

Fast forward to this year when I reached out to the seller, as I knew the lease was coming up, and he agreed to let me list as an independent agent.

In 10 days, I had the home under contract with a full price offer, $70,000 over what it was listed for last year. I have to thank Julia Wang for teaching me how to truly market a home.

Moral of the story is to hire a competent, local agent to list your property. Not all neighborhoods can be sold in the same way and a local agent knows best.
