A estimate may be more or less than the written/verbal estimate. A estimate is not a proposal in which the final price is determined. A estimate is not a invoice in which is the actual cost of the project once completed. A estimate is a general idea of how much the project could cost. NOT A ACTUAL COST OF THE PROJECT.

Understanding the change order.
A change order is placed when something that is unforseen is discovered. If I give you a estimate for a project and upon starting the project. Something changes that requires a change order. A change order usually means the projects price will increase.
A example of this would be. You hire me to repair a window that is not working properly. Upon removing the trim to repair the window. Termite damage is discovered. This will require a change order.
This means another estimate will have to be done in order to complete the job. The estimate will have to approved by you. Before the work can be started. This happens MOST OF THE TIME when dealing with old homes or if some one else has tried to fix the problem and did not do it correctly.
A change order must be done before the original job can be completed in most cases. Sometimes when a change order is placed another professional will have to come in to repair necessary components of the project. This will require a bid or estimate from that professional.
