Why Some Construction Owners Enjoy the Business Less After They Succeed

There are construction owners running the most successful companies who enjoy the business less than they did fifteen years ago.

The company is bigger, the backlog is bigger, and the opportunities are bigger than they were fifteen years ago. From the outside, it looks like exactly where every contractor wants to end up.

Most contractors spend years trying to build a company that doesn't depend on them for every decision. They hire project executives because they don't want every project to run through them. They build management teams because they don't want every decision landing on their desk. At this point, hiring changes. They rarely come to us and say, "I just need a stellar estimator." They come to us needing somebody who they can trust to run a certain part of the company.

They open additional offices because the business has grown beyond what one person can oversee.

Eventually, they get there. Projects are being built by people they didn't personally hire; clients are being managed by teams that don't need their daily involvement, and entire parts of the company continue moving forward without ownership touching them.

Somewhere along the way, the owner stops experiencing the business directly and starts experiencing it through managers, reports, meetings, and conversations.

Twenty years ago, if something was wrong, the owner usually knew by lunch. Today, the problem may sit within a regional office for six months before it reaches somebody who can do something about it.

Some owners discover they built themselves out of the part of the business they enjoyed most. They enjoyed the business more fifteen years ago, not because the company was better, but because the job was different.

Contractors spend decades trying to build a company that doesn't depend on them.

What surprises some of them is how they feel when they finally succeed.

Twenty years ago, operations was the job people were trying to move into.

Today, superintendents look at operations and see:
More travel.
More client issues.
More staffing headaches.
More internal politics.
More firefighting.
Less time building.

The surprising part isn't that some superintendents are turning down operations roles.

The surprising part is that construction companies are surprised when they do.
