Job Opening: Part-Time Handyman, W-2
Kasteel Property Management is seeking a part-time W-2 handyman with a minimum of 10 years of experience in a variety of settings, handling a broad range of repairs and maintenance tasks.
Responsibilities:
Work independently to perform general property repairs that may include but is not limited to:drywall repairs, small paint jobs, minor plumbing and electrical troubleshooting, minor exterior repairs, door adjustments/repairs, hardware and fixture replacements, diagnostic assessments, and minor faucet and pipe leak repairs. (Note: responsibilities would NOT include electrical and plumbing work beyond minor repairs, emergency maintenance, or major renovations, as these are handled by our licensed contractors)
Conduct thorough maintenance inspections of each property throughout the year and compile reports to share with the property owner, discussing any identified needs.
Prepare written estimates.
Perform preventative maintenance,
Move-in/move-out turnover work
Respond to scheduled tenant repair requests. (Note: You will NOT be responsible for after-hours or weekend maintenance)
Conduct or obtain with the help of outside contractors, reserve studies to help owners set aside funds for long-term maintenance.
Qualifications:
10 years of experience in a variety of settings, handling a broad range of repairs and maintenance tasks.
One or more years experience working for a property management company.
The ability to learn to use our property management software to track and update work orders.
Excellent spoken and written communication to provide timely and professional updates on repair status and costs to both owners and tenants.
Excellent record of reliability, honesty and providing great customer service.
Must provide references!
Physical Requirements:
Ability to lift and carry up to 50 lbs, climb ladders, and perform bending and kneeling; reasonable accommodations are available.
Schedule:
20–25 hours/week, Monday–Friday, with 4–5 flexible hours per day with possibility to go full-time as more properties are added.
Compensation:
$35 - $40/hour, DOE, mileage reimbursement
Additional Requirements:
Reliable transportation, provide own hand/power tools, and completion of a background check.
