🏠What can a roof inspection reveal?
Quite a bit, actually.
During our evaluation of this Annandale home, we found several conditions that indicated the need for a full roof replacement rather than isolated repairs.
Behind the chimney, debris was collecting in an area where water can become trapped over time. To improve drainage and protect this vulnerable section of the roof, we’ll be building a new chimney cricket as part of the replacement.
Inside the attic, staining on the roof decking suggested excess moisture caused by inadequate ventilation. We also observed moss growth and general roof wear, both signs that the roofing system was nearing the end of its service life.
The goal of an inspection isn’t simply to find problems—it’s to understand why they’re occurring so the new roofing system can address them properly. 🔨

🔨 What happens after the old shingles come off?
That’s when the real condition of the roof deck is revealed.
During this Fairfax roof replacement, our crew discovered areas of deteriorated plywood that needed attention before the new roofing system could be installed. In total, six sheets of decking were replaced to create a solid foundation for the new roof.
Many homeowners don’t realize that some roofing problems remain hidden until tear-off begins. That’s why deck inspections are such an important part of the replacement process.
