The March real estate numbers for the Springfield metro are out — and there's a clear story in them.
570 homes sold last month. That's up 11% from March of last year. Another 723 went under contract — up nearly 12% year-over-year. The spring market showed up.
At the same time, active inventory is down slightly from a year ago, and the absorption rate is sitting at 2.48 months. That's under 3 months — generally considered a seller's market threshold.
What this doesn't mean: prices are running wild. The median sale price in March was $264,950 — almost exactly where it was in March 2025. The market is moving, but buyers are measured.
