The most expensive mistakes in building a home usually happen before you ever break ground. They happen the day you buy the land.

Here are the ones we see most often:

Assuming the land is buildable.
Slope, soil, and drainage all affect whether you can build and what it will cost. A buildable-looking lot isn’t always a buildable lot.

Forgetting about site development.
Clearing, grading, a driveway, and bringing in utilities can add real cost that has nothing to do with the house itself. Budget for the land prep, not just the land price.

Assuming utilities are already there.
Water, power, and septic or sewer access are not guaranteed on rural or acreage parcels. Bringing them to the site can be one of the biggest line items.

Water is one of the quietest threats to a home, and most of the work that protects against it happens long before you ever see a finished house.

Out at a build in Blanchard, here are a few of the details that go into the gutter system on a Lexar home.
It starts with a straight and plumb fascia, so the gutter mounts flat and clean. A taller two inch drip edge adds slope, which helps carry water further out and away from the foundation. Kick out flashing diverts water into the gutter instead of letting it run down the fascia, and downspout placement is planned ahead of time with the site team. If a downspout does not fit the look of a decorative post, a rain chain is an option too.

These are the small choices that add up to a durable home and a foundation that stays protected for the long haul.
