IMPORTANT – PLEASE READ!
In the past, Spokane has experienced abnormally cold weather. Many of you may recall winters when extremely cold weather caused freeze-ups, broken lines, flooding and many other plumbing problems. Service interruptions were not limited to commercial and single-family residential properties, but included multi-family apartment complexes (such as yours) as well.
Service interruptions are most likely to occur during periods of extremely cold weather, especially when temperatures do not rise above 10 degrees Fahrenheit. Please cooperate with your fellow residents to help assure uninterrupted service by following these suggestions:
Keep heat up to a normal level whether you are home or away from home. DO NOT turn heat off either at the thermostat or circuit breaker.
Open all cabinet doors under your sinks to allow heat to reach the plumbing.
Keep a pencil size stream of hot and cold water running through your faucets at all times.
If you do experience an interruption of water services, contact your Resident Manager immediately so that the pipes may be thawed.
Let your manager know if you are going to be away from your unit for an extended period of time.
Again, you should resort to these procedures ONLY when temperatures remain near zero and do not rise appreciably during the daytime hours. If you have any questions as to whether you should leave water running, contact your Resident Manager.
Should you experience a freeze-up, please tell your Resident Manager immediately and then rest assured that we will make every effort to restore service as soon as possible. Keep in mind, however, that during extended periods of cold temperatures, the plumbing resources of this city cannot keep up with demand and delays are inevitable.
When a water line freezes, it is common for the line to rupture and cause flooding. Therefore, we urge you to carry an adequate renter’s insurance policy and to be sure your premiums are current. These policies are available at moderate cost from local insurance agents. Remember, your personal property is not covered by insurance policies that we carry on your apartment community.
It is extremely important that you follow these instructions during extreme cold weather. If frozen or broken pipes occur as a result of one or more of these steps not being taken you may be held responsible for repair and clean-up costs.
CAUTION – SNOW & ICE WARNING
Walkways and parking lots can be hazardous due to snow and ice. We will make every attempt to maintain these areas so they are safe and passable for everyone but we would advise you to exercise extreme caution when using sidewalks, stairways and parking lot areas including under carports and around garages. We would also ask you to please let your Resident Manager know of any areas that may present a hazard to other residents.

Spring is in the air and we are again out and about doing our Spring inspections. Ron Moland has a dark grey, almost black, truck and will be inspecting the exterior of all our properties. He has grey hair and an athletic build. He may get out and walk around the outside of the property to check roofs, rain-gutters, exterior paint, fences, etc. If you see him say hello.
