Who actually builds 20–100 module projects well?
This is where most deals quietly die.
Not because they’re bad deals…
But because they don’t fit how builders operate.
Here’s what usually happens:
→ Big national firms want 150+ modules
→ Smaller projects get deprioritized
→ Local GCs can handle small builds
→ But struggle to scale modular delivery
So developers get stuck in the middle.
Too big for one. Too small for the other.
That’s the gap most people don’t talk about.
And it shows up as:
→ Delays
→ Missed schedules
→ Coordination issues
The reality:
20–100 modules isn’t a “smaller version” of big modular.
It’s a completely different ex*****on model.
→ Engineering needs to be integrated
→ Permitting needs local coordination
→ Factory scheduling has to be dialed
→ GC interfaces must be defined early
That’s why mid-scale modular favors specialists.
Not generalists.
