Most people think modular adds steps. Factory, then shipping, then set. More steps must mean more time.

It's the opposite, because the steps don't happen in a line.

Stick-built is sequential: permit, then foundation, then frame, then finish. Each stage waits on the one before it. Modular runs in parallel. While the site is prepped and the foundation poured, the modules are already being built indoors. Two clocks running at once instead of one.

That overlap is where 30 to 50% of the schedule disappears. Not magic. Just a different delivery system.

Too big for the national factories. Too small for your local GC.

The large modular plants want 150+ modules. Local GCs can handle a small build but struggle to scale offsite delivery. So a 40-module hotel or a 4-story apartment ends up in no-man's land: deprioritized, delayed, or quoted like a risk.
