Back at River Run checking in on operations, walking the property, and taking in the views. Hard to believe it’s already been 2 months since receiving C of O on all 5 buildings and watching this project go from construction site to a fully living community on the coast.

One of the first deals we did as the Stack team. A small 10-unit in Salem, Oregon with solid debt, strong cash flow, and a win-win structure for both us and the seller. Small compared to the size of deals we pursue today as our team and buy box have grown, but still a great deal nonetheless.

The reality of buying value add isn’t pretty.

Sometimes your first bigger deal shows up with real problems, not just “needs a new roof.” That’s exactly where the opportunity is.

The uglier the asset, the more value you can create if you know how to execute.
