Large multiple story home on a beachfront lot with temperature and humidity issues, client was also noticing contaminate growth inside the living space. Home was under a comprehensive remodel over the last six weeks. Speculation by both client and their GC was failures with the homes AC systems.

The lower temperatures we've had here together with super high humidity over the past few weeks have been loading this house up. The missing areas of air barrier and insulation from remodel construction (stalled due to weather) are allowing humid outdoor air to just flow right into the home. The variable speed two stage air conditioners are actually doing their job trying to cater to these massive additional loads, but are at the same time causing the entire duct systems to sweat a light rain.

The diagnosis was to phase the 3 areas of construction and target one at a time. Temporary air barriers and dehumidification put in place for future phases as well as raising the homes AC temperature and humidity thresholds reduced all duct sweating by 100% after 24hrs.

In the newly phased approach, each phase will receive all new R8 anti microbial ductwork, air sealed at all connections and sealing of drywall and AC register box interfaces. New drywall, finishing and attic floor insulation will be reapplied to R38 and repair to radiant barrier system.

Post construction, this place will be good to go
