Sunset rents very well, staying busy in the off season. Rental ROI is a higher % than many other 30A homes.

It is under a very favorable rental management agreement that will pass to the new owner.

There is also a water well being completed in the neighborhood that will eventually replace the water bill.

The addition of a hot tub, fire pit, and some privacy measures / greenery / etc in the back yard should increase rental profitability as well.

The HOA covers lawn care, so they don’t allow full fences in the backyards at present. We have submitted a design to the HOA for a private backyard and are waiting on approval.

One of the Neighbors is also discussing donating his adjacent land for a neighborhood pool (that’s in the idea stage now).

Rental Projections are 80k-90k the first year and should increase from there.
