1. Substantial Tax Deductions ๐Ÿ“‰
The tax code in the United States is incredibly favorable for investment property owners, offering a variety of deductions including mortgage interest, property tax, maintenance, and depreciation at 3.636% per year for 27.5 years. This can mean a huge reduction in your overall taxes, including on income from other sources. (Always consult with a CPA or Tax Professional for Tax Advice)

2. Equity ๐Ÿ“ˆ
Buying an investment property gives you the chance to build Equity, which is the positive difference between the price you paid for the property and itโ€™s current market value. There are a few interesting ways you can use this equity. Sell the property and collect a profit, refinance the property and access deployable capital to make improvements to the property, or take that capital and purchase another property.

Had a lot of fun yesterday with our team, The Marc Hernandez Group at Compass. Rode around Hollywood on an access celebrity tour bus together then followed up with some really good margs and food at Gracias Madre.

Being from LA, I would have never thought I would have done a celebrity tour but after yesterday I was glad I did because it was a lot of fun and a very unique experience.
