This could be the best time in history to sell. I have been selling real estate here in the state of Utah for the past 6 years and an investor for the past 20 years. I have seen the highs and lows of the local market. At this point we have record high prices and record low inventory and mortgage rates spiking from 3.7% to 5%. We are seeing a shift in the market from not only buyers, but sellers as well. I have more interested sellers now than what I saw a month ago. Should you worry about the interest rates? I know the increased interest rate is a bit concerning, however it's okay and here is why. Historically interest rates go back down and when they do that is when it is time to refi your home. More than likely you will not keep a loan for the full 30 years. So, what does this mean for you. Get the loan at the higher rate and refi when the rates go down, it's that simple. So, over the course of a few years you pay a bit more interest, but it's not forever.

Why is my home's assessed value different from the market value? Your home's assessed value and market value are each determined by different factors.
Buyers and sellers affect the market value of a home, while appraisers configure the assessed value.
In a seller’s market, your home’s market value may be higher than its assessed value.
That’s because buyers are willing to pay more than the home is technically worth because of low inventory.
In a buyer’s market, you’ll be facing a lot of competition from other sellers, so buyers may put in an offer lower than the home’s assessed value.

When you list your home, you will have a form to fill out "Seller Disclosures." You might be wondering what do I disclose? Even if you repaired a leak or, structural damage this needs to be disclosed to the potential buyer. The Disclosure document never fully goes away and if you don't disclose it could come back on you later. You had the roof repaired or replaced disclose it, water damage, explain the repairs you had done to fix it. No home is perfect, and it is normal to have repairs to a home.
