You signed the contract. Now you're refreshing your email every hour wondering what's happening.

That's not how this should feel.

Here's what communication actually looks like when you work with us:

πŸ“‹ Weekly check-ins with updates specific to your search or listing β€” not generic market noise
πŸ“‹ Same-day responses β€” because a question left unanswered overnight creates unnecessary stress
πŸ“‹ Proactive updates on inspections, appraisals, and title timelines before you have to ask
πŸ“‹ Straight talk when something changes β€” including when the news isn't what you hoped for

Real estate transactions move fast. Surprises cost money. Clients who stay informed make better decisions β€” and close with fewer headaches.

You deserve an agent who treats your transaction like it matters. Because it does.

Thinking about buying or selling this summer? Let's talk about what working together actually looks like. πŸ‘‡

Thinking About Moving to Arizona? Read This First.

Over the past few years, many Californians have looked at Arizona's home prices and thought, "Maybe it's time to make the move."
For some people, it absolutely makes sense. But before you sell your California home, there's one important consideration that many homeowners overlook: the cost of moving back.

Life changes. A new job, family, retirement plans, or simply missing California can bring people back sooner than expected. If that happens, you could face some significant financial hurdles:

1. Your Prop 13 Tax Base Is Gone
Once you sell your California home, you generally lose your existing Prop 13 property tax basis. If you buy another home later, your property taxes will typically be based on the new purchase price, which could result in a much higher annual tax bill.

2. California Home Prices May Have Increased
While no one can predict future appreciation, California has historically experienced strong long-term home value growth. If prices rise while you're away, purchasing a similar home when you return could cost substantially more.

3. Multiple Rounds of Transaction Costs
Selling in California, buying in Arizona, selling again, and then purchasing back in California means paying commissions, closing costs, and moving expenses multiple times. Those costs can add up quickly and reduce the equity you've worked hard to build.

If you're looking for a different lifestyle or want to take advantage of your home's equity, moving out of state isn't your only option. There may be strategies that allow you to accomplish your goals while preserving more of your long-term wealth.

If you'd like to explore your options, simply DM me or call me at (209) 914-7174. I'd be happy to review your equity and discuss the pros and cons before you make a decision.

🏑 A Second Look May Be Worth It...

If you've been searching for a home with space, beautiful foothill views, and the security of a gated community, don't overlook this opportunity in Diablo Grande.

βœ… 4 Bedrooms
βœ… 3 Full Bathrooms
βœ… 2,468 Sq. Ft.
βœ… Spacious loft with potential for a 5th bedroom
βœ… Peaceful foothill setting

There have also been positive developments with the Western Hills Water District. The long-standing water supply dispute has been resolved in principle, the approximately $14 million obligation is being eliminated, and the District has already begun reducing water rates while a long-term rate study is completed.

If you previously ruled out Diablo Grande, it may be worth taking another look.
