The Bay Area Housing Market Is Splitting in Two — Here's What That Means If You're Buying 07/24/2026

Bay Area home prices just posted their strongest gain of the year in some areas — while just miles away, other markets are cooling as tech layoffs hit. In today's post, I break down what's actually driving the split and what it means depending on where and what price range you're shopping in. Headline numbers can be misleading — happy to pull the real data for your specific search

Same budget, two very different Berkeley neighborhoods. In todays post I break down what $1.2M actually gets you in North Berkeley vs. Elmwood — condition, lot size, walkability, and lifestyle differences that matter more than the price tag itself. If you're comparing neighborhoods for your own search, I'm happy to pull live listings for a real side-by-side

Why the Most Confident Homebuyers Aren’t the Ones With the Most Money 07/22/2026

🏡 What if confidence has less to do with your bank account... and more to do with being prepared?
One of the biggest misconceptions I see is that only wealthy buyers feel confident.
In reality, preparation—not perfection—is what gives buyers peace of mind.
I share more in today's blog.

Fear has a funny way of disguising itself as “waiting for the right time.”

One of the most common things I’ve heard over the years isn’t:

“I wish I hadn’t bought that house.”

It’s:

“I still think about the one we didn’t make an offer on.”

Now, that doesn’t mean you should rush into buying a home.

It means don’t let fear be the only voice in the room.

Ask questions.

Understand the numbers.

Take your time.

But if you’ve found a home that fits your life, your budget, and your long-term goals… don’t let fear make the decision for you.

✨ Sometimes the opportunities we remember most are the ones we let pass by.

One thing buyers don’t often admit…

Sometimes the house they remember most isn’t the one they bought.

It’s the one they were too nervous to make an offer on.

Buying a home should never be rushed—but fear shouldn’t make the decision either.

I shared my thoughts in today’s video.

🎥 I’d love to know: Have you ever passed on an opportunity that you later wished you’d taken?

Buyer’s market? Seller’s market? 🤔

Maybe the better question is…

What’s really happening in your neighborhood?

Real estate is local, and today’s Bay Area market is more nuanced than the headlines suggest.

In my newest blog, I break down what a more balanced market means for both buyers and sellers—and why that’s not necessarily a bad thing.

📊 Market Monday

Is the Bay Area finally becoming a buyer’s market?

The answer isn’t as simple as the headlines make it sound.

In today’s blog, I explain what’s really happening, why some buyers have more opportunities right now, and why sellers still have plenty of reasons to feel optimistic.

📸 Ever fallen in love with a house online… only to be disappointed in person?

Or maybe the opposite?

One of the biggest surprises in real estate is how different a home can feel once you’re actually standing inside it.

I wrote about why photos never tell the whole story in today’s blog.

🏡 Here's a question I love asking buyers...
Would you rather have the perfect house in an okay neighborhood...
Or an okay house in your dream neighborhood?
There isn't a right answer—but it's one of the most important conversations to have before buying a home.
I shared my thoughts in today's blog.

💰 Everyone talks about the cost of buying a home... but what about the cost of waiting?
It's not always about interest rates.
Sometimes it's about rising rent, changing life circumstances, or simply missing an opportunity that was the right fit.
I explore that idea in today's blog.
