Just wrapped up a rebuild / remodel of a legacy “granny flat” that we turned into an official ADU. This 1 bedroom space designed by Marosi with will serve as a great space for mom living close to the kids. These smaller spaces can still be fully functional and very comfortable. Stay tuned for inside pics. For now, here are some pics of the fun we had outside.

Knee deep into another ADU. This project in the Elmhurst neighborhood started with a existing building that needed to be partially torn down and rebuilt with a proper foundation and full height walls. It is on it's way to being a amazing single bedroom with enlarged bathroom and enlarged kitchen. Just wrapping up the bones and onto the finishes.

This bathroom remodel was a heavy lift. All the drain lines had to be reconfigured on this slab foundation which meant that on top of our normal demo (cabinets, tile, walls, etc) we needed to jack up large areas of the bathroom floor to gain access to dig and shift the sewer / drain lines. Then we also elevated a portion of the slab on the re-pour so a free standing tub could sit inside the "Wet Room" with the shower and not get water from the shower under it. The wet room also required a long (72") linear drain to accomplish a curbless / no threshold shower. This "zero barrier" design allows for easy access now and in the future. Other details...

- A heated floor system
- Large format porcelain tiles on 3 of the 4 walls
- Heated towel rack
- Floating vanity with lights inside
- Gorgeous brass faucet / shower trim / glass clips fixtures
- Custom / frameless barn door shower glass and obscure toilet area glass
- Floating toilet with in wall drain and tank system

Again - this bathroom was technical, but it turned out great. Props to the whole team for the hard work on demo, extensive electrical and plumbing, and the extra tile work.
