Gutters that have separated from the fascia board aren't just a cosmetic issue. They stop directing water where it needs to go, and that usually means water finding somewhere else to go instead. Catching it in July is a lot simpler than catching it in October.

Ask ten homeowners how long an asphalt roof lasts and you'll probably hear "25 or 30 years". That number comes straight off the shingle wrapper. But here in SE Minnesota, the real-world range tends to land closer to 17 to 25 years.

A few things move the needle:
Ventilation. Poor attic airflow cooks shingles from below and shaves years off the lifespan faster than almost anything else.

Installation quality. Nail placement, underlayment, and flashing details. The stuff you cannot see from the driveway is what determines whether year 22 looks rough or holds steady.

Storm history. Every hail event and high-wind day adds wear, even when there's no obvious damage afterward. A roof that's lived through three or four serious storms is in a different place than one that has not.

Sun exposure and pitch. South-facing slopes tend to age noticeably faster than the north side of the same roof. 🌤️

If your roof is somewhere in the 15-year range, it's not necessarily time to replace anything. But it is a good time to start paying attention. Curling edges, granules in the gutters, or dark streaks that weren't there last fall are all worth noting.
