✨C L O S I N G D A Y✨

A few weeks ago these buyers reached out to inquire about a house they had seen come on the market. A beautiful new home on 2.5 acres felt a little bit too good to be true. They weren’t really looking to move but we decided to go see it in person and they fell in LOVE. They had just finished fully renovating their ah-dorable cape cod so they were in a great position to quickly take it to market. We negotiated a longer closing with the sellers to give them a buffer and got to work listing theirs.

We knew it was important to price it correctly because the market was shifting some and we didn’t have time for it to sit. The first weekend it went active, they were flooded with offers and quickly went under contract. They closed for significantly over asking price - proving that homes that are priced correctly in this market are still selling fast.

Buying and selling at the same time is a complex process. There are lots of moving parts and it requires some patience and creativity. But it is doable and was fun to experience both the buying and selling side of this market together.

I couldn’t be happier for this sweet family and cannot wait to see them fill their beautiful new home with friends and family. Grateful for referrals and especially grateful for the opportunity to work with another amazing fellow nurse - they are the best clients!

What’s going on in the Triangle real estate market?🏡

Interest rates have increased, but so has inventory, giving buyers more power and more opportunity to negotiate again. Homes are sitting on the market a little longer, crazy considering just a few months ago sellers were overwhelmed with multiple sight unseen offers before they even went active. We are even beginning to see builders offering incentives to buyers again, a far cry from what navigating the new construction process felt like a few months ago. You may have noticed more and more homes having price reductions as well.

What does this all mean for buyers? If you have been thinking about buying or were scared off this spring with the intensity and craziness of the market, now is a really great time to jump back in! Yes, interest rates are higher, but you can always refinance when rates inevitably drop again. This also means you have more homes to choose from and might not have to give away your first born child in order to get one.

And for sellers, even though the market is normalizing some, it it still SUCH a great time to sell. But the days of just sticking a sign in your yard and leaving your dirty dishes in the sink when you list are over. Pricing and preparing your home correctly is SO important, along with having a great marketing plan. Even with inventory rising some, there is still a major shortage of homes here in the Triangle, putting sellers in a great position to capitalize on the current demand in the market.

While things are shifting, one thing remains constant - having an agent you love representing you will continue to be one of the best decisions you can make.✨✨✨
