Regardless of whether or not you're currently interested in buying or selling a home, it's always a good idea to keep your finger on the pulse of the market. Here are some key takeaways from September's market report, for the city of :
• Market Inventory is creeping up but is still historically very low (should be around 3 months for normalization)
• Median Price has reached a plateau around $550K, and sellers are starting to take advantage of high median prices
• Buyers are still out there in force, but big bidding wars are less likely
• Affordability threshold has been reached, prices will likely not increase much without a corresponding increase in wage growth (which has been happening and will likely continue to happen given the employment shortages) or a decrease in interest rates (which isn't going to happen any time soon)

The August market recap is in, and here’s the scoop:
1. The inventory is still extremely low, but it’s creeping up.
2. Unfortunately, the inventory increase is likely seasonal and not systemic.
3. The good news is that prices are starting to level off, so if you’re looking to buy in Portland, now is a great time.
