CALCAP Properties is currently seeking an enthusiastic and team-oriented Leasing Associate to join our team.
Job Summary:
Interacts directly with prospective residents and current residents to achieve maximum occupancy. Interacts over the phone and email with prospective residents and current residents to achieve the highest level of customer service. Acts as the company’s representative for its apartment community, managing leads, setting appointments, following up all prospects and residents as necessary.
Essential Job Functions:
Relationship to Management:
• Performs a variety of tasks associated with leasing and marketing of the community
• Provide information about community and schedule site visits on behalf of community leasing personnel
• Maintain a cheerful and friendly, customer-centric attitude at all times
• Pre-qualify prospect residents
• Maintain accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expiration, square feet, etc.
• Understand and comply with Fair Housing laws and standards.
• Monitor vacancies and potential vacancies
• Assist community maintenance teams by following up on outstanding work orders
• Maintain open communication with Community Manager and Maintenance staff
• Always represent the Company in a professional manner
• Assist with credit application collection and processing
Administrative:
• Accurately and efficiently enter all data into Yardi LeasePad.
• Complete service requests and communicate with community maintenance personnel
Other job functions:
• Attend and participate in training and continuing education classes, as necessary
• Perform other duties as assigned.
• Work well as part of a team.
• Participate in on-site or remote activities
Experience:
• Leasing: 1 year (Preferred)
• Customer Service: 1 year (Preferred)
• Bilingual in Spanish (Preferred)

CALCAP Properties is currently looking for a Bilingual Assistant Community Manager to join our team in Phoenix, AZ.
Essential Job Functions:
• Performs a variety of tasks associated with leasing and marketing of the community in a calm and controlled manner.
• Quickly closes and leases apartments, meeting or exceeding Company’s minimum standards of performance.
• Effectively explains all lease and community policies to new and current residents.
• Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expiration, square feet, etc.
• Understands and complies with Fair Housing laws and standards.
• Monitors the community advertisements and effectiveness of responses; maintains ad book and
• Gathers information about markets, competition, etc. and prepares weekly market survey reports to analyze the real estate market trends and conditions in the area.
• Monitors all vacancies and future vacancies in order to react proactively to future occupancy needs.
• Analyzes concerns associated with apartments that are slow to lease and offers recommendations to the Community Manager.
• Inspects on a regular basis all vacant apartments to ensure they are ready to show to prospective
Management:
• Works with property management team to minimize expenditures, maximize revenues and adhere to budgeted cost parameters.
• Works with office staff and accounting department to ensure all rent is collected as due and that all revenue data is posted correctly in Yardi.
• Assists in managing preparation of all tenant correspondence, including late payment notices.
• Works with legal counsel and Property Manager to execute unlawful detainees and 5 Day Notices as required.
• Assist Property Manager with producing monthly tenant delinquency reports.
• Works with property manager to complete monthly financial and property activity reports.
• Works with property manager to prepare annual budgets.
• Shows vacant suites as necessary and explains property rules and regulations. Ensures all move-in/move-out paperwork is completed correctly and has been approved by the property manager.
• Ensures all suite, move-in, move-out and other leasing data is entered correctly and in a timely manner into the on-site property management software system.
• Works with management team to administer renewal program and works to maximize tenant renewals.
• Works with property manager to hire, train and develop on-site employees according to company policy and procedure.
• Works with property manager and maintenance team to ensures that suites, common areas and grounds are maintained according to property objectives.
• Works with property manager to insure adherence to company safety standards, policies and procedures.
Other Job Functions:
• Attends and participates in training seminars as requested.
• Becomes active in the local business community and develops rapport with the residential community..
• Accompanies vendors or contractors to resident apartments as needed.
• May run errands as necessary.
• Performs other duties as assigned.
Skills, Education and Experience:
High school education or equivalent; some college preferred & 5 years Management experience. Excellent communication and organizational skills.
