Metro Phoenix market: soft prices, serious buyers
Curious what the market is doing before you list? Here’s the quick version for Metro Phoenix and Maricopa as we head through 2026.
Across the Phoenix area, prices have cooled a bit from the peak and inventory is higher, so buyers have more homes to choose from—but well‑priced, well‑presented homes are still selling. In Maricopa specifically, the median sale price is in the low‑to‑mid $300s, with homes taking roughly three months on market on average.
What this means for you as a seller:
You can’t rely on yesterday’s comps and wishful pricing.
