Last week, the monthly average price per square foot for closed sales in Greater Phoenix not only increased but reached a new record high of $308.01.
Despite the constant doomsday predictions from the usual YouTube housing pundits since 2018, the market continues to prove them wrong. They repeatedly fall into the trap of thinking that a softening in demand always leads to lower prices.
However, the reality is that decreased demand alone doesn't push down pricesâfor that to happen, we'd have to see an abundance of supply coupled with desperate sellers. And that just isn't the current situation.
