Wood floor repair — Fountain Hills, AZ

An old auxiliary AC unit was the cause to some subfloor water damage inside the master bedroom of this client’s house. It was decided that nearly the entire quadrant of this bedroom’s subfloor needed to be replaced before installing the LVP.

Since we were going to be replacing some of the subfloor, our lead layman asked if they would have any use of a little hideaway underneath their closet floor for valuables. He was given the green light, and this was the result. A nice custom touch to bring this two story home’s installation to a finish.

LVP repair house call — *Sun exposure with a lack of expansion gap led to heavy warping and buckling limited to in front of sliding glass door.*

We see this all the time especially in desert homes with big windows, regardless of expansion gap issues. Overtime sun exposure cannot only discolor the floor, but can cause other problems with your flooring as well.

Due to plank installation pattern, a much wider area needed to be removed, and any plank that was warped and/or had a locking mechanism damage/failure was replaced with a fresh plank.
There were only 2 extra boxes of material left behind from original install, but they were enough to complete the repair.
Cutting back the pieces adjacent to the walls and back door to provide a greater expansion gap plus an extra trim piece (to cover the expansion gap) at the base of the sliding glass door ensured that the issue would not happen again, but maybe adding some blinds or curtains wouldn’t hurt either.

One layman (plus the pooch), one half days work. Good as new 👌🏼
