Let’s Talk Listings, Shall We? 🏡

Here’s a few things you need to consider about your latest listing when you upload it into MLS:

- What’s the standout feature of the property? Lead with that! With the photos and verbiage, start strong with the highlights. If it’s location, start with such. If it’s property size, lead with the bedroom count.
- What is the cover photo showing? This is imperative. Lead with your strongest photo and one that highlights the best features of the property.
- Add in photo comments if images are vague. You want buyers to actually have an understanding of what they are looking at. Very important on vacant/non-staged homes especially.
- Reach out to Reverse Prospects first. People love exclusivity and these agents already have someone looking within your property’s parameters!
- Figure out what’s happening after some time on market. Maybe it’s time to re-evaluate the listing if it’s sitting after a few weeks and see where new updates can occur.
Low views + low showings = photos/marketing problem.
High views + low showings = price problem.
Lots of showings + no offers = buyers don’t see value once in-person.
Favorites but no showings = possibly priced high.
