HOW ITS MADE: taking down and rebuilding a historic masonry facade

Our colleagues at called us in to replace a couple windows and doors at their Philadlephia HQ and we almost immediately raised some red flags about the structural integrity of the masonry facade of the building.

Our Project Manager Drew Wallace brought in a structural enginner who prescribed a whole take down and rebuild and issued a make safe permit.

Our Director of Construction, Martin Madden, worked with our in-house build team, and to hatch a plan to rebuild employing some passive house principles with air sealing and water mgmt but to keep within the historic integrity and parameters of the brick facade.

We worked with our buddy Larry at to get all the fenestration procured and delivered to site.

Big shout out to the team for their patience and trust in our firm to help navigate this scary and big surprise while they shifted to give us all the room we needed to work and get all the details right while they kept their offices open.

Sad the weekends is over? Osborne Construction isn’t. We are excited to continue our renovation of this beautiful carriage house in Mt. Airy that compliments the main home. While keeping the historical structure and style intact, we are fitting it with a full bathroom, office, and home gym. Be on the lookout for more pictures as this project is headed to completion.
