If you're considering selling your home, this post is for you! 📣

Pricing your home correctly is the single most important factor to consider when you’re selling your home.

There’s nothing wrong with listing your home on the high side of market value, however, overpricing your home so that there is "room to negotiate" or to "just see what happens" can backfire badly.

Why?

▪️ Overpricing means fewer buyers will even come to see your home. Today’s buyers have all the info they need online and can spot an overpriced listing.

▪️ Most buyers won’t make an offer on a home that’s priced too high—they’ll wait for a price drop before scheduling a showing.

▪️ You’ll get the most interest right when your home hits the market, usually in the first 14 days. After that, buyers may wonder why it hasn’t sold yet.

In the end, you will likely end up making less money by overpricing your home than you would have if you had priced it correctly from the start.
