We always work to get our clients the best deals and most value by being local area experts and thru negotiation. In January 2022, we helped our clients secure this condo in the prime Sawtelle Japantown neighborhood of Santa Monica in a hot market when rates were still sub 3 pct. We saw an opportunity with days on market as a result of buyer cancelling bc of cold feet and at no fault of seller and worked quickly to get into contract by building rapport with the listing agent and putting together aggressive terms. We negotiated unit $4K below list at $815K with additional $5K in concessions. Things happen in life quickly and in mid June 2022 client needed to move again, so we prepped, staged, and marketed the home for sell. With rates nearly 6 pct and the housing marketing cooling, our clients were concerned. Thru careful negotiation, we were able to secure a non contingent offer way above list of $878,500 with terms to protect the sellers profit with only one weekend of open houses. We resold and closed on the unit less than 3 weeks later in July 2022 for $948,008. We were able to help our clients net over $80,000 in only 6 months of owning unit.

Beat out 6 offers including cash offers to get this fully renovated condo in the trendy Little Tokyo neighborhood of Los Angeles. Prices can be high in this market, but with a skilled agent you can still get deals. We were not the highest offer by $5K and the appraisal came back $10K higher than our accepted offer.
Met on a Wednesday. In contract on Thursday. Prime location condo in Sawtelle near excellent boutique shopping and restaurants.
