So after negotiating a new roof for my buyer, I accompanied my inspector post-installation to see it for myself. Brand new roof looked great, no problem. But during a quick walkthrough before letting my out-of-state buyer know the job was done, I was greeted by this lovely giant hole in the bathroom!

It looks like the roofers stepped on a soft spot while they were working and just didn’t hear the ceiling collapse beneath them. The seller of course fixed it promptly and my buyer got a laugh out of this picture instead of a heart attack.

This is another reason I personally visit the property I’m representing a buyer on after every single vendor/inspector comes through. This could’ve been a deal killer and a loss of escrow. Closing set for April 9th on this home in Oldsmar.
