Buying habits I would never have while gearing up to buy a home:

If homeownership is the goal, every purchase has a ripple effect. You don’t have to live like a monk — but you DO have to be intentional.

Here are the habits I’d ditch:

• Impulse purchases “because it was on sale.” Sales don’t help if they delay your approval.
• Using Buy Now, Pay Later apps. Klarna, Afterpay, etc. count as debt (and lenders can see them).
• Living off credit cards. Utilization ratios can tank your score faster than you’d think.
• Paying bills late. Even a single late payment can follow you for YEARS.
• Upgrading every subscription. Those micro-charges add up and shrink your savings rate.

If your goal is to buy a home, your habits matter just as much as your income.

Washer and dryer in a family closet. Super efficient or awkward?

Dear anyone that's ever going to buy a house:

A. Hire a realtor. The chances of it costing you anything are slim to none. Just do it. It could save you thousands, or tens of thousands.

B. ALWAYS ALWAYS ALWAYS get independent inspections. Do not trust the seller or their agent. No shade, but if you're spending several thousand dollars on something are you really just going to take someone's word for it? Get real!

C. You do not retain the right to complain or be upset if you don't follow A and B and end up buying a home that's falling apart and needs $40K in foundation work.
