You close on a house… and someone is still living in it 😳🏡

Today was supposed to be simple.
We just closed on a property on the 31st, so my task was easy:
👉 Grab the keys (left on top of the AC unit)
👉 Walk the house
👉 Make sure everything looks good

That’s it.

But when I pulled up… I heard noise inside.

🚩 Immediate red flag.

I knock on the door, and an older lady comes out telling me she “just needs one more week” to move out…

Ma’am… we already CLOSED on this house 2 days ago.

At that point I’m like… who are you and why are you still here?

I didn’t even step foot inside.
I’m big on protecting my safety and not putting myself in uncomfortable situations.

So instead, we called non-emergency to figure out the next steps…
and waited… and waited… and waited some more ⏳

Hours later, the reality hit:
This is no longer a walkthrough… this is now an eviction situation.

Real estate is NOT always pretty, smooth closings and cute keys photos.
Sometimes it’s unexpected situations like this that you have to navigate calmly and professionally.

Lesson of the day:
Always be prepared for the unexpected in this business.

Real estate story time… because sometimes things happen that you don’t expect.

One of my clients bought a condo that had two HOAs. She knew about both payments and set up her automatic payments after closing.

Months later she starts getting letters saying she’s delinquent with the second HOA… which made no sense because she thought everything had already been handled at closing.

Turns out the title company never requested the estoppel for the second HOA and never transferred the account into her name. So the whole time she was only paying one HOA.

When we reached out, the response was basically… “there’s nothing we can do.”

Situations like this are a reminder that real estate transactions have a lot of moving parts, and sometimes things slip through the cracks.

Every deal teaches you something new, and experiences like this help me make sure I ask even more questions and guide my clients better in the future.

Buying a home isn’t just about signing papers on closing day — it’s about understanding all the details that come with the property.

If you’re buying, investing, or dealing with condos and HOAs, make sure you have someone helping you navigate the process.

Because sometimes the little details are the ones that matter the most.
