The first market is comprised of desirable properties that are priced correctly. These listings generate a fair amount of interest and go under-contract quickly.

The second market is comprised of overpriced properties and/or properties that have some type of issue. These listings do not generate much interest and sit on the market until they are priced correctly relative to what they have to offer.

Buyers ➡️ be patient and disciplined until the right property and deal come along, but act decisively when it does.

Sellers ➡️ price and position your property correctly from the outset, which ultimately results in more favorable outcomes.
