As we move into the busier season, we’re seeing a familiar trend:

Decisions that have been on hold for months, sometimes over a year, are finally moving forward.

This week, we put a property under contract after staying in touch with the seller for over a year. We also reconnected with another homeowner we initially met with around the same time.

It’s a good reminder that not every real estate decision happens on a tight timeline.

Many sellers are navigating more than just a transaction. There can be personal circumstances, major life changes, or simply the need for time to feel confident in the next step.

Our approach has always been simple:
Stay consistent, stay available, and respect the timeline each seller needs.

Because when the timing is right, those conversations tend to pick back up—and that’s when real progress happens.

Closed on a flip today.

The seller had inherited this condo after a loss and went through the entire probate process. By the time it was resolved, they didn’t want to take on the stress of repairs or managing the property, especially with the unit needing major updates after decades of wear.

We were able to step in, make a fair offer, and work around their timeline to give them a simple, hassle-free solution.

Situations like this are more common than people think. Whether it’s probate, repairs, or just not wanting to deal with a property, we focus on creating options that make the process easy.

Now the property has a new life, and a new owner who gets to call it home.
