2025 Recap for Needham (YTD)

This past year the Needham market told a story — one of continued growth and buyer demand along with some cooling off and a shift in market dynamics. All pointing to a healthy recalibration.

🏡 Inventory is still historically low, but we saw a slight shift: about 11% more homes on the market than in 2024. It was good to see more sellers stepping forward in 2025.

Price changes were up significantly.
⬆️ 56% from 2024.

🏡Average original list price rose about 6.5% to $2,199,045.

🏡Average sale price climbed 4.4% to $1,946,808.

➡️ And buyers? They stayed active — just a bit more intentional.
– Pendings ⬆️ 7%
– Closed sales ⬆️ 10%
– Days on market ⬆️ 26% giving buyers a tiny bit more room to breathe

Needham remains a resilient, high-demand market. Well-priced homes still shine, and buyers are moving with purpose — just with a little more thoughtfulness and power than before.
