Don't forget....Oh, and wash your hands!!
Tips for Tuesday
Tenants Are Your Customers:
Landlords and property managers need to treat the renter as a very valuable customer. When the renter has a request, whether maintenance or a general inquiry, customer service principles need to be implemented. This will improve online reviews, which leads to better applicants and, ultimately, higher rent. – Lee Kiser, Kiser Group
The Cost Of Replacing Tenants Is High:
Love on your tenants, be flexible with them as their needs change, work with their selected representatives instead of trying to go around them, and listen to your tenants, because it is much harder to replace a tenant than it is to keep a tenant happy. Don’t be penny-wise and pound-foolish. The cost of replacing a tenant is often two to three years of lost revenue. – Jonathan Keyser, Keyser
Tenants Are More Than Just A Monthly Check:
It’s important to remember that the landlord-tenant relationship is a partnership. Many landlords view tenants as commodities or “mailbox money.” In fact, neither side works without the other. Landlords need to make sure to stay abreast of landlord-tenant law and go above and beyond as much as possible. Tenants respond better when landlords actually care about their well-being. – Danielle Pierce, Women, Wealth and Real Estate
Great Tenants Provide A Higher Return Than Increased Rent:
Many landlords chase higher rent and unfortunately lose great tenants. Raising rent on great tenants can bring losses. Every time a tenant moves out it costs you in repairs, vacancy time and new high-maintenance tenants. Tenants with under-market rent complain less and move less—increasing your bottom line. – Joseph Edgar, TenantCloud

When a tenant calls you about a water leak everytime the 2nd floor toilet flushes.
Thankfully, Square foot property management knows what to look for.
We are exploring for Dumpster container options in the Essex/Hudson co areas. Our current vendor prices are getting to be a "little ridiculous" We keep a frequent need of 20 yard containers, if anyone knows of a company with reasonable or competitive rates, we are willing to try them out

This is a Section 8 Tenant we just evicted for non payment of their cash portion. the tenant has lived here for 13 years. the previous Landlord couldn't deal with the property so one of my investors took it over as I took over the Management of it.
They even turned a small 5x8' laundry room into a bedroom
After we get this place cleaned up and turned over, it will once again be a luxury apartment, ready to produce a good rental income.
Square foot property Mgmt will make sure of that. Let us take over your headaches

This is why it is important to make sure you collect the full security deposit allowed by law. Sometimes, the damages and trash left behind can be a lot more than what you have collected for a security deposit.

If you spray enough spray foam, will it hold the steps together?
Yeah, it should hold...so this person thought.

For the love of god, why??
So, I was with the Mr. OG man today looking at a potential flip. And this is the crap that im tired of seeing with these fly by night wanna be shady investor's that hire crappy handymen to do horrible work (it looks like children from the Somalia desert did this work) Then they shut the project down with it being half ass finished trying to make a quick buck.
Remember, when you go cheap you eventually go deep. If you have no clue about renovations , flipping or RE investing, reach out to Square foot property management

How does it go? You can take the people away from the trash, but you can't take the trash away from the people? This is only after 8 months from a tenant we helped take away from a homeless shelter in trying to work with social Services work and home placement program.
Yeah, that partnership has been CANCELED
